What does hotel management cover?

Hotel management studies how accommodation businesses operate and are controlled. Core areas are front office, housekeeping, food and beverage, sales and marketing, human resources and finance.

Assignments usually mix operational description with performance calculations and a case study.

What are the main departments?

DepartmentMain responsibilitiesKey measure
Front officeReservations, check-in, guest relationsOccupancy, ADR
HousekeepingRoom cleaning, laundry, standardsRooms cleaned per shift
Food and beverageRestaurants, bars, banquetingCost percentage, covers
Sales and marketingDemand, rates, channelsBooking mix
FinanceBudgets, control, reportingGOP margin
Human resourcesRecruitment, training, rotasStaff turnover

Worked example: occupancy, ADR and RevPAR

A hotel has 200 rooms. On one night, 150 are sold for total room revenue of 12,000.

  • Occupancy = 150 ÷ 200 = 75%
  • ADR (average daily rate) = 12,000 ÷ 150 = 80
  • RevPAR = 12,000 ÷ 200 = 60

Check: RevPAR also equals occupancy × ADR = 0.75 × 80 = 60. RevPAR matters because it reflects both how full the hotel is and how well it is priced.

Worked example: food cost percentage

A restaurant has opening stock of 5,000, purchases of 20,000 and closing stock of 4,000, with food sales of 60,000.

Cost of food sold = 5,000 + 20,000 − 4,000 = 21,000

Food cost percentage = 21,000 ÷ 60,000 = 35%

Gross profit on food = 65%. If the target cost is 30%, the difference points to pricing, portion control, waste or theft, and a good answer suggests which to investigate first.

How does revenue management work?

Revenue management aims to sell the right room to the right guest at the right price. It uses forecast demand, booking patterns, segmentation and length-of-stay controls.

Rates rise when demand is strong and fall to fill rooms when it is weak, because an unsold room night cannot be stored and sold later. Questions often ask you to balance occupancy against rate, which is why RevPAR is used rather than either alone.

How do you answer a hotel case study?

  1. Identify the hotel type, market and the problem.
  2. Use the data to calculate the relevant measures.
  3. Compare with targets, last year or competitors if given.
  4. Diagnose the cause, not just the symptom.
  5. Recommend actions with costs and risks.
  6. Say how you would measure success.

Where do students lose marks?

  • Dividing room revenue by rooms sold when RevPAR needs rooms available.
  • Forgetting opening and closing stock in food cost.
  • Recommending a rate cut without considering brand position.
  • Listing departments without linking them to the problem.
  • Giving no measure of success for recommendations.

Hotel Management tutoring: frequently asked questions

What is hotel management?

Hotel management is the planning, organisation and control of a hotel's operations and resources. It covers front office, housekeeping, food and beverage, marketing, finance and staffing, with the aim of delivering consistent guest service while meeting the business's financial targets.

What is occupancy rate?

Occupancy rate is the percentage of available rooms that are sold in a period, calculated as rooms sold divided by rooms available. It shows how full the hotel is, but it says nothing about price, which is why it is read alongside average daily rate.

What is ADR in hotels?

ADR, the average daily rate, is total room revenue divided by the number of rooms sold. It measures the average price achieved per occupied room. It excludes rooms that were not sold, so a hotel can have a high ADR but weak overall performance.

What is RevPAR?

RevPAR, revenue per available room, is room revenue divided by rooms available, or equivalently occupancy multiplied by ADR. It combines how full the hotel is with how well it is priced, which is why it is the most quoted measure of room performance.

What is the difference between RevPAR and ADR?

ADR divides room revenue by rooms sold, so it reflects price only. RevPAR divides by rooms available, so it reflects both price and occupancy. A hotel can raise ADR by selling fewer, higher-priced rooms while RevPAR falls, which is a common exam scenario.

What is revenue management in hotels?

Revenue management uses demand forecasting, segmentation and pricing controls to maximise revenue from a fixed number of rooms. Because an unsold room night cannot be recovered, prices vary with expected demand. It also uses length-of-stay rules and overbooking policies based on past no-show rates.

What does the front office do?

The front office handles reservations, check-in and check-out, guest requests, billing and guest relations. It is the main point of contact and shapes the guest's impression. It also provides data on occupancy, rates and guest history for other departments to use.

What is the role of housekeeping?

Housekeeping cleans and prepares guest rooms and public areas, manages linen and supplies, and maintains hygiene and safety standards. It works closely with the front office over room status, because rooms cannot be sold until they are cleaned and inspected.

How is food cost percentage calculated?

Cost of food sold is opening stock plus purchases minus closing stock. Divide that by food sales and multiply by 100. For example, a food cost of 21,000 on sales of 60,000 gives 35%. Comparing the result with the target highlights waste, pricing or control problems.

What is GOP in hotel accounts?

GOP, gross operating profit, is revenue less departmental and undistributed operating expenses, before items such as rent, interest, tax and depreciation. It is widely used because it reflects what hotel management controls, which makes it useful for comparing operating performance between properties.

What is overbooking and why do hotels do it?

Overbooking means accepting more reservations than there are rooms, to offset expected cancellations and no-shows. It protects revenue, but it risks having to relocate guests, which costs money and damages reputation. Policies are based on historical no-show data for that hotel and season.

What is the difference between a chain and an independent hotel?

A chain hotel operates under a brand with shared standards, systems and distribution, often by franchise or management contract. An independent hotel is run on its own, with more flexibility but less brand recognition and marketing reach. Each model has different cost and control implications.

What are the main types of hotel?

Common categories include full-service, limited-service, budget, boutique, resort, extended-stay and luxury. Classification can also be by star rating, location or market served. Different types have different cost structures and guest expectations, which should shape any recommendation you make in a case study.

How do you improve hotel profitability?

Options include revenue management to improve RevPAR, controlling food and labour costs, improving the booking channel mix to cut commission, and raising repeat business through service quality. Any recommendation should state the cost, the risk and how the result would be measured.

Can a tutor help with hotel management assignments?

Yes. A one-to-one tutor can explain operations, work through occupancy, ADR, RevPAR and cost calculations and give feedback on your case analysis. You write your own assessed work in line with your course rules. Lessons are online and can follow your own assignment brief.
